beberapa kawan aku bercadang ntuk membeli rumah dan sewakan pada orang. investment kata diorang. bila aku ditanya "taknak wat camtu ke?". jawab aku "lom ready lagila, lagipun tak terel lagi bab real estate ni". diorang reply "alah, beli rumah then sewakan je kat orang, nanti kire bayar bank dengan duit sewa itu ajela".

cadangan yang bagus. tapi aku takmo gamble.. terus je dengan idea (ilmu) yang sedikit. nampak mudah, beli rumah, cari tenant & terus-terusan orang lain yg akan bayarkan hutang kita. & cashflow itu akan berterusan tanpa kita rugi apa2. bak kata robert kiyosaki "using other peoples' money (OPM)". but then, kalo tersilap, accidentally tersilap, ruginya banyak & makan masa nak recover.

aku rasa, memiliki properties macam ni paling untung & less risk daripada invest dalam stock market yg very sensitive atau REIT (real estate investment trust) tp whatever it is, everything needs price to pay. as what rich dad suggest & advise all the time.. "learn".

ramai jugek yg misconcept sal aset & real properties ni. beli tanah or rumah for own sake or for own future will never be an asset. as what stressed by azizi ali, aset adalah something yg memasukkan $$$ ke dalam poket. bila kita memiliki rumah sendiri/tanah sendiri, adakah ia memasukkan $$$ ke dalam poket? unless it is commercialized. that's why dalam buku 'MY MONEY BOOK' disarankan supaya kita jangan beli rumah, sal nanti terikat ngan mortgage. sampai bile2pun kene pay for maintenance, bills, etc, macam kereta. ia (tanah&rumah) hanya akan jadi aset bila ada cashflow in. ada orang sewa, etc.

dalam bab yg kurang menggunakan common sense macam ni, kita mesti sentiasa peka & know the game well. contohnya, ada 2 buah rumah, satu ngadap laut, satu ngadap jalan. orang bagitau kita, rumah ngadap jalan tu akan cepat naik value sebab dekat jalan utama. kita lalu beli rumah mengadap jalan. rupa2nya bila laut tu dikomersialkan, rumah yg ngadap laut tu naik berganda2 dari nilai asal. sebab tu bukan senang nak menang kalo kita cuma pandai follow the flow. bak kata sam walton, mesti berani melawan arus.

dalam apa2 investment sekalipun, mesti kena berani, pandai & ada ilmu. even daam unit trust pun, kalo kita takde ilmu & taktau apa yg berlaku, dan taktau kenapa kita invest, bila jadi apa2 kita akan bengang dan mungkin marah pada ejen yg kenalkan sistem tu pada kita. then, kita kene tahu kenapa kita buat something, i.e. unit trust untuk apa... bukannya untuk makan tahun depan, tapi makan lagi 5, 6, 10, 20 tahun.
